Can anyone recommend good investment options in Bank of America HSA account? I feel their funds are very limited compared to what I have seen from 401k and IRA. Anyone recommends your HSA account?

24, a decent amount of savings in the bank. I’m sort of interested in buying a property in the next few years.
Is this a good or bad idea? I live in Ny area, so obviously the city would probably be too expensive to buy any property. Would probably have to buy further out in westchester, Long Island, maybe connecticut or NJ. If I buy, should I be living there? Or should I rent it out until I’m ready to live there (assuming it’s a bit further from the city). Very early stages of just thinking

I'm a noob with bonds, can someone break down ibonds for me in idiot proof language?

Per what I'm reading the interest rate is 9.62% if I buy through Oct 2022. It's a 30 year investment, but I can withdraw after 5 years without 3 month penalty.

Questions:
(1) Is the interest rate fixed or variable over the term of the bond?
(2) Assuming 9.62% is annual return but definitely want to confirm 🤣
(3) Do most people actually keep it in 30 years? I'm looking at 5 years for now and re-assess

I was planning to buy a home next year, but now I expect to renew my lease once it expires. If so, I wouldn't be buying a home for at least 2 years from now.

Guessing I should still leave the down payment in a HYSA (getting 3% right now)? Sucks to miss out on market returns, but I understand that conventional wisdom is not to invest money you'll need in the short term (within 3ish years). I'm definitely tempted to put a portion of that in VTI though...

How to rebalance my portfolio? I bought a majority of my investments in the worst market conditions in 2020 and so maybe I’m just jaded by my own previous success/luck with that. Should I be selling off the non - etf stocks at some point? Or do you just hold those for ever if they don’t go to shit (e.g. should have sold off my PLTR a long time ago but since i was mostly just playing there i have held) ? When to get out? How to tell if you’ve held long enough to avoid short term cap gains?
