1. What are some important things to know?
2. Would I have to pay like a 3k to 5k to the real estate agent?
3. What hidden costs/ other costs should I become aware of ?
4. Bank mortgage rates seem to be high. Where to shop for more competitive rates?

My salary is very small between 60k and 70k and I saved 20k for down payment

Put in your fhsa anyways. You can still deduct it from taxable income like the rrsp and pull it out immediately for a home purchase.

Looking for some advice/suggestions here. 24 years old, TC is now 110k. I have 40k cash savings. $6,500 in my 401k and $6,400 in Roth IRA. Just was promoted and wondering if that’s too much cash to hold onto AND if contributing to a Roth makes sense. I've since learned about Roth IRAs and their tax benefits and would love to convert but I own some stocks that I bought relatively cheap and would hate to sell. This is a legit question so don’t hate me just trying to understand if it’s worth it or not. What is the draw of applying to M7? I understand elite status, but based on research the median total comp for an M7 grad is 185k as of 2020 study (2019 data) and the average age of the students in these programs is 27/28. I know going to MBB they have pretty specific comp coming out for M7 grads but outside of those three firms, what is the draw? Trying to justify spending 200k for a degree.
