Do you know anyone whose a real estate agent? Maybe have them run comps to give an idea of what the market is doing. DC seems to be a hot market in general

Which part of DC? Next time, looks at the DC housing voucher rent table to make sure you are charging a fair market rent for the area

IWD: wife makes 25k more in same profession with less education & experience. There isnt a wage gap for women with no children in cities and women attend and graduate from college at higher rates.

My nephew just told me he just got rejected/waitlisted by all the ivy leagues despite perfect test scores, APs and ECs. His college counselor told his parents it’s because he’s Asian. That’s ridiculous right? College admission don’t actually penalize because of race - just helps if one is URM? If not, how is this legal?
