Where did you buy your property at? How’s cashflow?

Newport Beach - 5.7% gross ROI

Are you short terming it? And is that after maintenance reserves? Seems high for California for LTR, but low if STR-ing.

Most of my Algebra 2 students are still doing works remotely from home. My Algebra team is relying on DeltaMath for assignments and tests, and kids are completing them within minutes of posting (spend like 30+ seconds per problem on average). I decided to ask for works from kids as part of the assignment grades, and to my surprise (not really), kids are using apps and just copying to the teeth. My admins will likely make me stop giving 0 to these assignments. Is this a battle worth fighting for?

Is there a definitive guide to cost of living? The obvious cost of living centers (SF, NYC, LA etc.) get covered a lot, but I’m wondering where my city falls. It’s a modest Midwest city with ~100k residents but is a relatively touristy spot. It often feels like a MCOL area but I’m not sure how to adequately judge that, and it would be helpful to know when comparing salaries and the like.

Open Poll: what’s your FIRE number, when do you pull the trigger, and where do you want to live? Personally, my ideal numbers are 10M, 35, and lower cost area of a HCOL (Brooklyn). One can always dream!

Always been a fan of FIRE and reading about it has definitely helped my finances but I can’t help but wonder if the movement is more about lifestyle change than early retirement.

After you achieve FI,you basically have to maintain the lifestyle that got you there.

What if you want to go on a lavish vacation or buy that flatscreen TV? Are you supposed to do away with material goods entirely? I suppose you could keep working for discretionary $ and live off interest but then you’re not retired.

Question about credit scores and MBA loans. (FYI I know this is not mathematically the best option but want to do it to remove mental burden of student loans). Planning on paying off the balance of my MBA loans, ~100K, at the end of the summer once I can save a little more. I have offers to refinance which would give me a free $1,000 and slightly lower interest rate. Would refinancing now and then paying off the “newer debt” in 3 months negatively impact my credit score?

What happened here? I refinanced my student loans in November 2019 and got a 10-year variable at ~2.5% pegged to LIBOR. When 2020 hit, LIBOR tanked and my interest rate went down to 0.75%. Looking at similar loans now, I can’t find anything close to this rate. Is this just a quirk of my original timing?

Not sure where to ask this, so here goes: I had my house repiped about a month ago, and the company still hasn’t sent me a bill. Mega backdoor question - I wanted to take advantage of this while it still existed so I contributed to after tax 401k the last few paychecks. Is the correct process to do a withdrawal/rollover directly to my Roth IRA account? It seems like I can do a direct deposit from the 401k but it is asking if this is a checking or savings account which seems wrong.
