I am looking to buy a residential plot of land in FL for investment or for building a second home in 10-15 years. What could be potential costs other than annual county taxes? Do I expect higher taxes as land gets developed e.g. curbs/sidewalks/sewerage/water connections, etc. Currently live in Midwest. Any advice will be appreciated.

Why has real estate remained lucrative?
Mainly agents but also developers.

The barrier to entry is low, not even sure if graduating high school is needed. My old agent even said she did it bc she can make a lot money and not work that much. She drove a new Mercedes and sent her kids to private school, husband was also an agent.

So I’m curious why it didn’t get flooded and the profit margin dampened to a $/hr closer to other jobs with similarly easy entry?

I’ve been having a super hard time concepting lately, especially knowing that the “concept” will mostly serve as a sticker to slap on the cover of a CVA and the top of a website. I feel like every pharma concept I’ve ever seen or created becomes so cheesy once it appears in tactics. Honestly speaking my mind :
I was never passionate about tech stuff, but ended up being engineer in IT and now have almost 10 years of exp in same company i never tried to switch, now I think I should do switch and now when I looked back then what I have in my resume don't reflect me cause never intrested so never learnt anything seriously. Now I have clear mindset that I have to do this but hope so it's not too late. I have started from scrath not sure when will be i competative enough .

Would you feel comfortable telling HR that your service line’s culture sucks and name the individuals who cause it? Or is a better approach saying it’s the leadership in general creating a negative and toxic culture? How effective are these conversations really? Trying to assess if there’s any point in bringing this up. Obviously HR works for the company and an employee sharing their thoughts on the unsupportive, cold leaders could bite me in the long run.

When is a rental property worth it? Wife and I bought our first house in the last year for $600k (20% down). Now we’re considering a rental property (likely $300-$400k 20% down).
But how do you know what’s worth it? I understand IRR, but most are negative first few years while still adding equity in today’s market. Have seen several properties for $400k that rent for $2500. Seems like first year mortgage plus tax, maintenance vacancy is about that amount. When is it worth it?
