I built a standard Airbnb revenue model in excel for a property and it showed a decent monthly income based only on 30% occupancy rate for a place that has an average of 42%. I can take on about half of that as risk in case I don’t make it based on my income. I’m still nervous. Given this very little information… would you invest?

You’re missing some key figures. What’s the cash out and cash on cash return ?

Are you buying it turn key, ready to go? Or are you going to be furnishing and stocking it? Start up costs for STR’s are substantial, and it will take several months to establish your listing with reviews and traction. Anyone who thinks they’re done when they close the deal doesn’t understand how much more work a STR is over a LTR.

Dont use 2020 or 2021 numbers. Pandemic numbers are totally skewed higher

I’ve dealt with ADHD my entire life, although was just diagnosed last year. Throughout my career (assurance>industry>consulting), I’ve been able to “outwork” everyone else in the office to counter the lack of focus and other associated faux pas associated with the disorder. Making an offer. The sellers said they had 30+ people walk through the open house today, and are asking for best and final. They’ll make a decision on Monday. The list price is 775k. We were originally thinking of offering 700 to start since comps are around 735k. However, this is nicer than the comps renovation-wise. What would you all suggest we offer? We’d rather lose the house than overpay, so this concerns us.

I found a house that has the features and parameters I need.
It's one of the smaller houses in the neighborhood and has not recently remodeled for sale.
It is therefore a around 25% cheaper asking price than some other recent listings in same area.
I got pre approved for thrall asking price with 10% down
Since it does need some bit or remodeling that I would like to do before moving in, what's the best way to go about doing that?

We own a rental property that has appreciated quite a bit and have the opportunity to do a 30-yr cash out refi at 75% LTV that would leave us with about $200,000 at the end of the deal. Rent currently wouldn’t cover the costs and we’d need to deploy the cash and earn about $750/mo to break even. We’d ideally like to use the money to invest in other property and syndicates. Seem like a good idea? Not sure if we are over leveraging ourselves and it’s worth the risk.
