A brokerage account would be a good next step if you have saved enough already for an emergency fund and any near term expenses like a house, wedding, etc. also when you you say you contribute to the other accounts are you maxing them out?

Good point, EY1. OP, recommend maxing the 401k to get full tax benefit before moving to a taxable brokerage.
If no debt, yes open up a brokerage and buy some low cost ETFs. I wouldn’t mess with individual stocks.

Most likely. How's your debt situation? Paying off anything with high or medium interest rates should also be a priority. If that's under control, then yes, invest. Equity is a great choice, but you may also choose to put some of your portfolio in other asset classes like bonds or real estate.

It doesn't have to take much cash. There are lots of options beyond being a landlord or homeowner, like REITs, crowdsourcing, syndication, etc. I actually prefer stocks/bonds and am happy with the real estate exposure I get through the REITs in my total market index funds, and beyond that am a "renter for life" for various reasons. So my advice is to buy a Vanguard target date fund or roll your own lazy portfolio like Bogleheads 3 fund with VTSAX, VTIAX and VBTLX. That will get you started with investing and you can research real estate if you're interested!
