Will be 95% index funds, 5% continuing to dick around in individual stocks/etfs. Already have IRAs at vanguard. "Real" money in vanguard, fun money in robinhood? Quit adding to RH and focus on V? Something else entirely?

My spouse and I are applying for a new mortgage and my lender looked up our credit scores and suggested that the mortgage is done only for me and not include my spouse as my score was in the top bracket. She is earning as well and i wanted to understand the risk of taking mortgage only on me:
1 - will we end up having issues filing for taxes jointly and show deductions etc?
2 - will there be issues with joint ownership (title) if the mortgage does not include us both?
3 - any other risk/benefit

Probably a dumb question but I’m new to this… can you pay off one credit card with another credit card in order to get points on the card you’re paying with? For example, can I pay off my Chase cc balance using my primary bank (Wells Fargo) cc so I get points with WF?

Bought a SFH where I’d barely break even given the realtors estimate of 1.1k rent. Neighbor kindly let me know going rate was actually 1.6k. Economics of renting a condo: between taxes, hoa fees, and replacement reserves; it seems v tough to be cash flow positive unless charging 1.5-2x the mortgage. Anyone else having similar experience?
