How’s this sound for a plan?

Tomorrow put 25% in fixed income (I like BND) and then put another 25% in broad based market ETF (I like VTI). Then in 30 days I’d put another 25% in VTI, and then 60 days from now the last 25% in VTI.

And buckle up. It may get worse before it gets better, but you should be better off in 5 years than you would have been in the HYSA.

DCA into the market like 1500 - 3000 a day. Can increase if market picks up.

I’m in the same boat.

Invest 70% in VTI / VXUS / VWO (sliced 65, 25, 10, respectively). DCA for the next 12 months; bi-weekly increments.

Invest 20% in established companies with strong balance sheets and minimal debt (e.g. MSFT, JNJ, etc). DCA. Duration and timing TBD.

Invest remaining 10% in risky/growth companies (e.g. XYL, LK, etc.) DCA. Duration and timing TBD.

Good question. I already have one rental and own a home so I feel like I’m already exposed to too much real estate. Key work being “feel” as I know REITs focus on commercial properties but I’m unable to decouple the emotional part of this investment.

Having said that and I’m not a financial advisor or an expert but I’d include both VNQ and VNQI in equal splits if I want some real estate exposure in my portfolio. Then to recap, it’s be VTI/VXUS/VWO/VNQ/VNQI -> 65/25/5/2.5/2.5.

May make sense to backward test this split and fine tune to get at your optimal marginal curve.

I am 5 months pregnant and work for a small firm that does not provide for any type of maternity leave. I live in New Jersey so I am eligible for benefits through the state. I was planning on taking my recovery time and bonding time through the state. Has anyone been able to split the mortgage monthly due amount into two payments done every two weeks? I tried but the bank told me that they can not apply the partial payment, they will wait for the second payment and then apply the whole amount. I had read that doing bi-weekly payments increases the speed of paying off the mortgage. Thanks!!

Withdraw you rather take a mortgage and invest the difference (price-downpayment), or buy cash and take out heloc and invest the cash? Thinking of a scenario where purchase timing is more imp skipping the admin mortgage process could help close the deal quicker, but also don't want to forgo potential returns on invested cash.
