I have 30k in my savings account and I really want to invest in real estate. Anyone willing to give advice on how / where to start? Looking for quick ROI so think I’d rather flip and sell vs rent.

With 30k your options are pretty limited. I would suggest buying a duplex and living in half and rent out the other. You can get into one for 3.5% down with an FHA loan

Other than that, you’d need to partner with a family/friend who can put up more for the down payment.

I used to, but my city regulations changed and I got out. Only thing keeping me from going back in is not enough time right now. 

The goal is to pitch the idea to anyone and everyone who will listen. Call them up and ask if they offer corporate leasing.

if they do, start the conversation by telling them that your company rents out units and then offers them to corporate travelers, travel nurses, and vacationers when needed to fill gaps.

when you’re first getting started, you will need to be able to guarantee the rent out of your personal income. offer them a revenue share in addition to rent, a longer lease term, and emphasize that keeping their unit in top condition is the only way your business can operate. Most landlords are concerned about the additional wear on their property, but reassure them that after every tenant it is your priority to have the place looking like new.

walk them through how you scream your guess (background check, interview, etc.) to weed out partiers/other bad remnants. It’s a numbers game, One of them is bound to say yes.

have it in your lease contract/addendum that if local regulations no longer live operate then you were able to back out of the lease without damages to you.

What would you do if you didn’t get the position you applied for (PM), but the team decided to create a position for you at a startup. It pays 10k lower than what I currently make but since the position is already not in the budget I’m not sure they’ll let me negotiate too much.

The company is great, but I am probably going to decline because I can’t live or pay my mortgage on what if’s. The current team mentioned I’d be first in line for the next PM position but I don’t know when that’ll be.

How do i finance 3 separate condos within the same complex that are leased. Bought a 300k end unit townhouse in Atlanta, 14 months ago with 10% down (3.65% interest rate). Prices in subdivision have been increasing over that period.
