Not nearly enough information to give you proper advice, but will recommend a few conservative options. SCHD and VWINX are two “safe” tickers I have had my parents use since they are approaching retirement age.

I think a big risk no one is pointing out is depreciation of the dollar. Diversify internationally!

I agree China has a lot of potential. At this rate they are likely to overtake the US in the next decade or two if they can keep their population growing.

Not sure if I trust China’s monetary policy or economic data.

Japan’s economy has been in the toilet for the last 20 years. Their negative population growth gives me pause as to whether things can change anytime soon.

I’d put $150k down on 3 properties in the 500-700k range (so $450k total DPs). Interest rates are so low; this is a no brainer. RE is way down in the major cities, so I’d try to find something there. Everything will return to normal end of next year. Demand will return and you should get a quick pop in appreciation. You can cash-out refi in a couple years and look at stocks again.

Do whatever with the other $150k. Perhaps put $50k ish in a CD as emergency funds and speculate with the $100k left over.

$600K can be put to use pretty quickly in real estate and generate some nice returns. You can purchase some rentals and fill them with tenants. Actually, you can purchase a small value add apartment complex, hold it for a few years then sell. You can become a hard money lender, you can find some real estate partners and flip some properties, invest in crowdfunds, you can even get into building new construction homes for profit, etc.

That’s a nice chunk of change. I have just over $100K and I’m starting my first new construction project that’ll net me $30-40K in the next 7-9 months and it’s completely hands off. You have options

I think it comes down to building a relationship with those people. You can find real estate meetups in your city by going on Facebook and searching REI groups. At these sessions there’s a ton of people in different areas of REI. Just takes time to network and see if anybody is accepting private money which some usually are. It might not even be new construction, it could be to partner on a flip. The best thing is it’s always passive for the investor. Just sit back and wait for money to come.

*If you do find somebody willing to partner, etc. just make sure you sign legal documentation and even have your attorney review it if need be.*

I feel like the base is quite low, and lower than the base salary range that I communicated to the recruiter. I'd like to counter to 195K and hope they'll meet me at 190K at least.
