I have a decent stock portfolio (~ $130k, primarily ETFs) and am looking to buy a house. Is there a way I can obtain a downpayment without having to sell my shares?

Guessing this might be through a margin loan. Are there any other ways to do this?

Yes, its called a Securities Based Loan. You can get one from your broker.

In the Bay Area, for years now, to have a bid accepted to buy property you have needed to be ‘cash’ and a vast majority of the time, that basically has been people with fat brokerage accounts using margin against securities to close quickly. Then refinance the cash back out once you own the property to close out the margin loan.

Pro tip: leverage shares with huge capital gains you received during your early days working at [insert unicorn tech startup or FMAGA etc] so that you never have to realize the capital gains/sell those shares

You could save additional cash for the down payment? Confused here— is the only option to sell your stocks?

If you have an IRA you can take the principle out with no penalty.

Only issue is if your portfolio drops in Value and generates a margin which you would have to meet by sending money or selling stocks at a loss

I recently had an interview with HCL and cleared 2 rounds of technical interview. I waited for a week for HR call but no such call was received. I then contacted the POC who scheduled the interview (he is an HCL employee) and he said that I have been shortlisted and will receive HR call shortly. This was 1 week ago and I have still not received any call. Has anyone else faced the same issue? And if yes, should I even expect a call fro HR?

Have others found it hard to transition from Audit to Financial Analyst? All the recruiters I’m meeting with are telling me I probably won’t get an interview since they’re looking for someone who’s ready to hit the ground running.

26 years old. Thinking about doing Grad school in 2 years. I have been doing Roth 401k. Should I keep on doing that or switch to Trad 401k? Info on this is so mixed :(

I’ve seen a couple posts lately with comments saying that people should not use a Roth 401k. Does the logic below capture the spirit of that concept?
1. Use trad. 401k to reduce taxable income now. Convert to trad. IRA once retired, then convert gradually to Roth IRA (ladder, SEPP, etc.) at lowest marginal tax rate
2. Use Roth IRA (and/or backdoor Roth) to take advantage of tax free growth and ability to withdraw principal early without penalty
