In the Bay Area, for years now, to have a bid accepted to buy property you have needed to be ‘cash’ and a vast majority of the time, that basically has been people with fat brokerage accounts using margin against securities to close quickly. Then refinance the cash back out once you own the property to close out the margin loan.

Pro tip: leverage shares with huge capital gains you received during your early days working at [insert unicorn tech startup or FMAGA etc] so that you never have to realize the capital gains/sell those shares
