Could be worth a shot but he’s likely not going to care at all. A lot of properties seem like comps because they are close to the subject, or look similar, or just sold and they aren’t comps at all. Not saying that is the case here but he’s probably not going to consider anything you give him. They have access to everything that they need so you aren’t really going to be able to shed more light on the matter compared to what he will already know.

Better option is to list everything that you have done to the property since it was purchased if you have made any renovations.

Unless it closed within the last month, within 1 mile, and the same Sq footage +/- 5%… don’t bother.

And if it is… the appraiser already knows about it.

Help! I moved into a new apt building in November. rent here is about 3k but avg rent in this area is way less. There’s been many things I’ve noticed AFTER moving in but the one thing that I can’t get over is the people who live above me. I HEAR their music at 7 am.
