I just locked a rate on my home. However, I’m looking at buying another house and renting this out in the next few months. My understanding is that I have to live in my current home for 6-months. I have nit confirmed with Wells Fargo. How do I approach this without impacting my current rate.

You read your closing documents to find out. Should clearly say if there is an occupancy period, and if so, for how long. It's usually 6-12 months.

Be aware that if you closed on a primary residence with the intend of renting it out, that is mortgage fraud. If you have a valid reason, you can probably work something out with WF.

My understanding is that if you move forward with a primary loan on another property, everything might be fine leading up to the closing, but when they go to finalize the mortgage loan, they will see that you closed on a primary loan within 12 months and that raises red flags.

Would love everyone’s thoughts! Which of these two options would you pick if your goal is to buy and hold for appreciation purposes given these are in a very hot market. Both same lot size.

Option 1:

Option 2:
- $250k 3 bed/1 bath fixer upper located at end of dead end street, houses on street all fixer uppers, located down the street from Option 1 (so also near new builds and restaurants)

I have over 12 years in B2B sales/sales management experience along with a graduate degree.
