I know NYC is a huge beast for real estate and it's a bit scary but nothing compares to the thrill of closing a deal in a multi-million dollar home. Happy homeowners, happy commissioned realtor!

The NYC real estate market is like a frustrated dream for me because I'm not competitive enough to support myself, but selling such amazing properties must be great. Congratulations!

NYC is a shark tank where if you have the right prey you will succeed in the real estate sector.

Sitting on 140K cash since May 2022. What to do? Too scared to buy the dip. For context, I’m 30 and already have 450K (current value) invested in the stock market and 401k. Mostly tech. Also no debt.

What’s a good baseline amount to keep in a checking account? I generally keep mine pretty low <1000 after paying CCs then dump the rest in savings. As I’m building a rainy day fund and then I will start contributing my brokerage account.

What do you think cutoffs for fund size categories in VC are? Obviously it’s much smaller asset class than PE, but would something like this make sense:

<50M: microfund
<100M: Seed Fund
<500M: Early Stage (A&B) “Midcap”
<2B: Growth (C+) “Late Stage”
2B+: “Megafund”

Funds in larger categories can do smaller deals, but larger check sizes make more sense for them.

I want one really bad and just miss being home In the summers and out on the boat with my friends. I don’t want to make an impulse decision but man I also want my own without derailing my retirement, eventual house down payment, etc.
