There should be a section of the contract called “broker’s duties to the buyer”. I’d review that to see if they have violated anything there. Could be grounds to terminate the whole thing. Also, you’re contract should be with the broker (agent’s boss), not the actual agent (unless the they’re the same person but unlikely). Contact the broker and request another agent or threaten to wait until after the termination date to buy (typically 6mon)
There should be a termination clause in the contract... on typical Assoc of Realtor forms you don’t owe them anything unless you buy a property they found for you. Terminate anytime.
First time home buyer and parents passed away while was in college so didn’t have any guidance through process and now seems to be taken advantage of pretty badly
Read the contract carefully. Some exclusive contracts say you have to pay them if you close on a property before the termination date regardless of who found it.
