It’s gonna really depend on where you live and what your risk profile is. Lending is going to add your rent payment and new payment into DTI. You might be able to include some rent income to boost the payment allowable.

If you’re not living in it, expect a downpayment of 20%-25% and a higher interest rate.

Notice how all the replies are further questions, and the one guy that gave you a straight number wasn’t even helpful . Gonna need all the details to give you a relevant answer

Hard to know just based on your gross. What is your take-home and spend each month?

When I was buying I set my budget as my rent + 80% of monthly savings towards downpayment, then calculated how larger of a mortgage I could take.

I would try and stay under $300k.

Not much in New Jersey unless you go out in the sticks away from Manhattan. Without knowing where you are it’s hard to say what’s realistic. Otherwise, just put your info into an affordability/mortgage calculator from google.

I am currently a year from finishing my PhD and was looking at VC's as a career path because I like to do meta-analysis of different climate change techs. I networked with VCs and one of them was receptive but didn't have the budget currently for a full time hire. They said they'd be interested in working with me to do a research paper over the coming semester, and was wondering if I could leverage this into a full time offer?

Any tips on faster recovery after egg retrieval? Had egg retrieval today and am sore all over my pelvic area. I was riding subway on my way back from the hospital and for a min I started to sweat, feeling week and thought I’d faint. Just bought a new primary residence that needs work. Current home has ~$100k equity after buying in 2019 with <$20k down (appreciated around 20% in the last 3 years, in a major metro area). Would you:

1) Lock in the appreciation & sell now. Use some for renovations/other investments.

2) Keep for another 2-3 years & rent out for a small cash flow (<100/month if self-managing), get a HELOC if needed. Note it would not pass my investment criteria if buying today.

Trying to lower housing costs / find housing that is affordable to me in the longterm by buying multi family FHA and using the rental income to cover the majority of the mortgage while living in one unit, but FHA appraisals always ruin the deal (rental income comes in too low). Not sure what to do anymore bc every multi family house in my city has this issue. If you have real estate expertise in this area (or in other low cost longterm housing options) and can offer advice, please DM me!
