Student loan interest is also deductible and there is a chance that some portion will be forgiven in a couple years if there is a blue wave (not a high chance but still some chance as there has been talk about forgiving 10K across the board regardless of need). Worth considering before deciding to pay it all off...

Mathematically, you are best off to take the cash out, extend the loans time period, and invest the rest (either in stocks, or down payment on a rental).
Your student loan, while probably mentally unpleasant, is actually quite a low interest rate compared to what you can expect from investments, and inflation over the next 26-30 years.
I'm in SF, so similarly high cost of housing. Again, where to invest (stock , rental, etc) is a different question than what to do as far as the refi and student loan.
Any of those investment choices will return above the cost of that debt.
My choice is diversified stock portfolio for the low time effort of management required, but YMMV.
Take cash out and invest in rental property
I just refinanced (bought my house a year ago at 3.625). 27 yr 2.825%, with closing costs rolled into the loan. Didn't make sense to pay the costs up front bc it only knocked off $35 a month. My monthly payment went up by a dollar but I knocked off two years of payments and with the extra I pay I will pay off my house in the next 10-15 years. Went through quicken loans (have a connection DM me if you want a referral).
8k in closing costs and 7k in escrow on a $293k mortgage.
10% down is great
