I recently bought a house I’m allergic too but others don’t seem to be. I’ve tested every possible thing and it’s come clean.. remaining possibilities are replace hvac system, replace carpeting, and replace floorboards. I’ve just painted inside in case that would cover any allergens, and I need a new roof soon. At what point should I throw in the towel and sell? I’m not in love with the house.. was planning to rent it out after 2 years. Thanks!

Carpet would be first thing to go

My god yes

How do you know you’re allergic to the house? Not environmental? Animals? Even soap or laundry detergent?

like

Eek that’s rough OP.

You should always replace carpet IMO bc who knows what allergens the previous homeowners had in the home. HVAC duct cleaning and filter replacement before replacing the system. Get a mold expert out there

I don’t have one but I tend to prefer the air purifiers that go in the room. Easier to clean and maintain

I developed major reactions to my home. At first I discovered a mold issue by using immunolytics mold plates. Turns out humidity over time had caused mold to grow on the joists in the basement. You can find out more about testing for mold by searching Facebook groups about Mold/toxic mold/
CIRS. After remediating I still had issues and hired a building biologist who discovered there were natural gas leaks in the pipe in the basement, the dryer., the hot water heater, and furnace. Gas levels were reading in PPM what should have been PPB. Even though I hired a building biologist any furnace repair or gas company can check for that.

CO detectors don’t detect natural gas. CO is a product of combustion.

Hypochondria is the where minds go because it’s easier to say it’s in their head rather than admit you don’t know enough or care enough about finding the problem and its solution. The healthy often expect that every health issue is easily diagnosed and resolved and just can’t relate.

Lol “remaining possibilities” are all the things that would hold mold, dust, allergens and the like. Sorry for the chuckle but c’mon…

I missed that the carpet is still there. Definitely rip the carpet and pad out. If there was a pet in there before, their dander will be embedded in the carpet no matter how deep you clean. You may also be able to see if there’s water spots on the subfloor that might indicate flooding or mold issues.

Go to a doctor for an allergy test

Have you tried portable HEPA filters in your sleeping and eating areas? HEPA vacuums?

Cats. Allergens stick around for 6 mo. Get a carpet cleaner.

3 things to explore:
- definitely get a mold test done in multiple areas. Black mold can kill you.
- try getting an ozone treatment. You can buy a machine on Amazon for $150 or $200, or there are services who will come do it for you. You need to be away for 1 to 2 days while the treatment dissipates, but this might help.
- explore getting an air purifier for each large room (living room + bedroom to start, add over time). It could drastically improve your ability to live in the house comfortably, even if it’s only temporary.

Id say replace the carpet as a last case scenario… especially if you want to turn it into a rental property, worth giving it a try for the end goal.

Also, did you get new pillows recently? Maybe the pillows or mattress even. Good luck!

I had a similar issue. It went away for me after I got my vents cleaned and treated with anti-mold solutions.

Pretty cheap fix in my case.

I built a standard Airbnb revenue model in excel for a property and it showed a decent monthly income based only on 30% occupancy rate for a place that has an average of 42%.
