I recently passed the 1 MM NW mark and originally was planning on diversifying into REI once I hit this mark. However, with the pandemic I'm a little hesitant. For those Real Estate investors out there, how has the pandemic impacted your portfolio? Have vacancies risen noticeably or rents dropped dramatically? How has the moratorium on evictions impacted you?

I have 8 units , two tenants needed help during covid, which we provided - forgave some rent but totaled less than 2% of gross revenue for the year so it wasn’t painful.

Didn’t have to deal with any evictions, one tenant couldn’t pay and they just left (thank goodness), we were able to rent it out again with normal turnaround time (in fact @ higher rent).

Part of our advantage is we go after middle -higher income renters, which was minimally impacted by covid. We also keep a good relationship with tenants, not faceless corporate landlords, so none of them are keen to “screw us over”, so to speak. It felt like a mutual battle to get through covid.

#off topic Property suggestion needed.

Two flats available one is 40 lakh but location is 7 km from city but already 150 family living.
Second is in the centre of city but will cost 52 lakh .
Both ar un furnished and area is same . Only difference is the location and 52 lakh flat is 2+1(study room) and 40 is 3 BHK. Property is in tier 3 city but airport is present . and family is small.

House in my city costing 65 lakhs , is it wise to save money for that house than buy .

Hi all - figuring out loan options. Does anyone know if it’s better to choose:
A.) a longer term loan with a higher interest rate and overpay each month (0.5% higher interest, ~300 less in payment each month)
B.) a shorter term loan with a lower interest rate and meet the monthly payment exactly

This question might anger some, but not meant to be provoking. Does anyone else feel that half the jobs in tech (scrum master, project manager, product manager, etc.) are more hindering than helpful? I feel like productivity would sky rocket if we didn’t have 10+ hours a week added of admin work/agile ceremonies/status meetings, and you just let developers and analysts do their job. Why are we spending hours learning how to estimate story points (for example) rather than improving production?

I’m a 2nd yr. attorney at small firm with two partners practicing solely contract litigation. I’ve been actively networking and trying to build my own book. I now have a potential client who is ready to litigate a dispute in different area of the law (a simple tort matter). My partners aren’t keen on taking case as it’s outside the firm’s practice area. Aside from having this potential client pay a large retainer, is there anyway to convince/persuade my partners to allow me to take this case?

Most months, I am able to add $1k to my emergency fund, $400 in a travel fund, and $200 has leisure money. Is this okay? I find myself very nervous about my expenses even though it may not be terrible. What should I do?

Newbie investor asked me a question, they have $5k to invest and were wondering if they should put it in an index fund (S&P500 - which is what I’d normally recommend plus DCA thereafter) or if they should buy AMZN given that it is well off of its highs, is a solid company and would, in 12-18 months, likely grow faster than the S&P, as interest rates normalize over that time period, etc. That got me thinking… so I’m asking all of you, what would you do/recommend?
