I list my rental very very aggressively. Someone tried low balling and I told them to get lost. Low ball is fine but have some thing to support the offer.

Better to sell now than selling after a year on lower prices.


What did you low-ball? As in you were looking for a rental and low-balled on the rent you could pay to get a better deal?

I want to buy more property to get better cash flow. I have a condo in Chicago that I rent and now live in FL. It has great cash flow but thinking about selling and buying closer to where I live. What advice do you have for someone starting out?


First house is currently valued at 900k (bought at 500k 7 years ago). We are considering a move to a LCOL city to try it out.

Should we rent it out for $3800/month to make money while keeping it as rental properties or sell it so we can buy a new home property and then invest the rest? Looks like getting financing for second home is pretty tough.

House is in Arlington VA if it matters.


My friend is moving out of my 2/2 condo to buy own place. It is furnished by me in a central part of HCOL city and 2 yrs old. I have somewhat attachment to the place but live 1.5hrs away. Trying to decide if I should leave it as is, try to actively manage but worried that if furnished, renters will only be shortterm. Would emptying the place attract longer stay tenants? From a financial standpoint in this market, which would be a better approach in Austin -

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

2. Buy a ~5-550k house that’s not ideal with the plan of moving into an ideal home in 4-5 years when kid is ready for school.

Wife and I bought a house at $445k in Arizona this past summer. We’re wanting to stay in it for 5-6 years and move into one of the many new builds in the area. I’m looking down the road at $700-$1m and trying to figure out how people own these houses. The house I’m in now already seems like it costs a lot for upkeep, bills, etc. can’t imagine the next house 😂

Obviously that next house price doesn’t NEED to be that much. But definitely a want with how much house you can get for that price in AZ

Anyone selling their RE properties (<$400K)?

First time investor. Figured I’d come here first to see if anyone is offloading. Would love to get your advice and hear your journey.

Everytime I go on Zillow, the sellers are suspect and are pushing me to buy. Makes me feel like they have a reason to sell it they’re not telling me.


Buying our first home, 140k salary, budgeting 300k-350k home. Reading a lot about how real estate market is at an all time high, so truly worried we will buy and in 2 years prices will drop by 20-30%. But we have to live somewhere, and if we are renting, then the same high house prices are reflected in our rent and we are just paying off someone else’s mortgage? Your POVs are much appreciated!

How do rate locks work? I’m in NJ and I’m finding it so difficult to understand their fine print. No lender locks a rate here unless you have an accepted contract and further if that contract fails to close the rate lock automatically expires. I keep hearing so many folks saying they have a rate lock when I go check out open houses and I wonder how did they manage that?


Think I could convert this into a 3B2B? Would that increase the value/rent potential or would it not really matter since it would be smaller bedrooms/small living space?
