I started on my FIRE path in my 20s. Got into buying houses and renting them out. Got over leveraged, and lost everything in the housing crash. From a net worth of $0 in 2010 finally got to $4M this year!

Inspiring - I hope to break the 4M mark in 8 years as well (10 years in total).

That's awesome. Having clear goals helps. But focusing too much on the goal can be tiring, specially when you get close.

OP, this is very inspiring. I started from almost zero savings in 2018 and now have close to 400k as of today. You’re my role model. I hope I can achieve what you achieved in 10 years.

like

I didn’t. I got a couple of promotions and pay raises in the past 3 years, so salary increase definitely helped.

from a net worth of -$200,000 in 2010 finally got to $600,000 this year

McK1 — yes, student debt. Wouldn’t count a mortgage as negative net worth unless the property was completely underwater including any existing equity.

Thats amazing! Would you share how you built your net worth back? Housing still or else?

like

Don’t think OP did. Said 4M….otherwise would have been 6

Congrats! I guess your RSUs helped a lot

To get from $2M to $4M yes. Not before that.

23 making $75k in Charlotte, any tips in this cap rate compressed markets?

I love it hear, NC is the best kept secret and I’m originally from new Rochelle NY (NYC)

Are you back in houses or is the net worth all stocks ?

Until sticks crash in 22-23
What’s next after getting burned in that

funny

Just curious, have you been able to attribute your recent growth through investment growth or through cash flow from saving your income?

Both. Of the final 2M, 50% came from savings, 50% from investing.

I’m working towards early “retirement”. I hit some big goals of mine in the last few months. My house is fully paid off, no other debt, a net worth over 1M, and starting on generating passive income. My hope is to be at the point I can retire in 7 years, and latest in 10 years. 35/F/Single.

If I found a house on the market, sent it to my realtor and asked if we can go see this property, he responded said it would probably be tomorrow, seller says it probably won’t pass inspections for financing so I say okay forget it because I think this realtor won’t be any value add since this is an investment property. He does go off and lists things that need work. Will he have probably cause to collect a commission if I go directly to seller with an offer?

With all of the market changes to rent, how far in advance do you recommend looking for a new place? I usually looked 4 weeks in advance of my target move date. Has that changed in the last year? (I haven't moved in 3 years so I'm out of the loop).

I just graduated college and after the student loan cancellation I only have 20k in federal student loans left. I have 25k in cash savings, contribute 6% of my income to a 401k to get 3% match, and make roughly 90k a year. Should I pay off my loans right away or pay off over a 2-3 year period? I figure with there interest rate being in the 7% range it’s dumb not to pay them off as it would be hard to achieve a 7% return in the market right now (again I could be wrong with that as well)?

Sharks and other fishes,
I need some career advice,
In my current company I think the development portion I've been given is kinda simple, I've asked my manager and seniors to level up my work and stuff, *which they did* but I kinda caught up.. now what should I do, should I ask them to level up again or look for better opportunities
Also, I had some Interest in CyberSecurity and I grinded it on my pre-final semester at Uni, should I try on that path as well or should I stick to development?
