I (US-based) am trying to buy an apartment in a different country in which I do not have a Credit history / score. Any ideas / recs on what loans to take? I don't think a mortgage will be possible there due to my lack of history. I am considering doing a home equity loan on my current home in US. Is this the best option?

I would first check with a broker in said country about rules for foreign ownership overall. I live in NZ and here you would need to go through the Overseas Investment Office if you're not a citizen or Permanent Resident even if you're paying cash.

Then yes, I would take a loan in the US against my US collateral if it made financial sense.

Thanks for the insight! Yes, I am a citizen there as well so this shouldn’t be an issue. Regardless, I’ll check if there are any complications based on my current residency

Car theft is on rise in my area. I want to put safeguards in my car like gps tracker or anything that's available commercially. I heard phone companies have something that uses their cellphone towers to keep track. Any suggestions on gps trackers or other brand products. I am really worried that due to car shortage and job losses thefts are going to go up. Car dealerships are having wait times of 5-6 months for new cars so any theft would create lot of trouble for our young family.

In my HSA I am holding 4% in ARKG and 4% in PBW (clean energy index). Both are down 50%... looking to consolidate my funds, so I am considering selling them both and allocating the 8% into something like XT? I understand I made those purchases in times of extreme optimism, so that is an F on my part.
