Use someone who will make negotiating easy. In this market, a lot are offering to give up a little of their buyer fees to help you land a house. Ask about it. It will help you be more competitive.

Don't get scammed lol. Or robbed. Just vet everyone deeply.

Look for a realtor who is familiar with the area you want to buy in. A knowledgeable realtor will walk you through each step of the process. Don’t forget to set money aside for moving and things you may need in your new home (i.e. rekeying all the locks).

I have a 25K loan from my MBA. I paid off 100k whole, after graduation. 3 years ago, I moved my loan from federal to private ( SOFI) account. I recently lost my job. I have applied for unemployment, as the severance that I received will only cover for 2 months. Together my husband and I used to make less than 250k after tax. Now, with a loss of pay , we are going to make less. Do you think I will be eligible for Loan forgiveness?

Where can I start learning about retirement in America? I’m naive on the topic and originally from another country so I need reliable learning resources. I’m 31 and don’t have anything yet, except 6months in emergency fund and I started traditional 401k a few months ago, but can’t max it out currently as I make less than $70k right and single, so I’m currently putting 6% on a targeted retirement age portfolio.

Hey ATL fish, is there a negative connotation to Chamblee vs Brookhaven. From a home buy perspective, I am seeing better deals, newer homes in Chamblee. Both are ITP. But I get the sense that Chamblee has a "working class" element to it, especially with respect to Buford Hwy corridor. Any thoughts?

Hi! I just got converted to full time as a intern, and received this email about 401k which I don’t quite understand. Does the 3% means the match that company gives to me for free? So I don’t have to contribute anything to my 401k while getting free 3% match money? Thank you!!

Do people use their HSA to actually pay for health expenses or just as a triple tax advantaged savings account for retirement? Seems like all talk on here emphasizes the tax benefits of it, so I am curious if people use to spend or just save

fam, want to get out of debt in 2021. need help. i have ~95K in debt ~50/50 credit cards and student loans. my credit score is ~600. i make ~175K a yr. but the biggest hits on credit are 1) utilization and 2) history (~4 years avg). i made some mistakes with credit cards a few years ago and am holding ~40K @ ~22% int. my thought is to get a personal loan for ~50K but due to my credit, that’s also at ~20+%. think i can pay most of it in 2021 but feel like i have no recourse but to do it 20+ int
