I’d love some help thinking through this. I’m currently renting for $1600 base ($1800 total) and live in the least desirable part of town, and expect it to raise to about $2k/month. I was planning to buy my first property in the city and Airbnb part of it, but it will take me about a year to save up the cash (~$500k starting). Eventual goal is to move more rural but trying to build to FI. I found a property in my ideal dream location for $280k but it needs work, and can’t Airbnb it. Continued

With housing prices so crazy, but also materials so crazy for rehab, I worry about resale of it. It’s not too nice of a house (clean and taken care of but cheap modular build) but my dream location and good enough for me, but maybe not others. I’m trying to think through this and see what is the smartest move.

Would you try to negotiate price change after signing a P&S given the following facts? The home had a pipe burst in November 2021. The pipe is fixed. Damaged area is down to the studs. The home itself is over 130 years old. When we signed the P&S the market was still hot, so we couldn’t negotiate a home inspection. However, we are getting the home for well below pre-pipe burst asking price. This past week we visited and noticed the water was not on. We don’t know for how long it’s been off.

So someone I know asked HR about a boot policy. Just cleared $300k selling my primary residence and will move back into a house we used as a rental. Looking for investment recommendations with the $300k. Always been a fan of FIRE and reading about it has definitely helped my finances but I can’t help but wonder if the movement is more about lifestyle change than early retirement.

After you achieve FI,you basically have to maintain the lifestyle that got you there.

What if you want to go on a lavish vacation or buy that flatscreen TV? Are you supposed to do away with material goods entirely? I suppose you could keep working for discretionary $ and live off interest but then you’re not retired.

Bought a SFH where I’d barely break even given the realtors estimate of 1.1k rent. Neighbor kindly let me know going rate was actually 1.6k. Put it up for 1.5k to get a nicer long term tenant and signed in 2 weeks. First investment property and learned a lot from here/bigger pockets so feeling pretty good!
