Get a power rack, barbell with plates and adjustable bench - you’ll be able to perform all core lifts (squat, bench press, overhead press and deadlift) in the same space with the same equipment.
You need a mirror. Most important part.
get some good mats so you don’t ruin the floor, treadmill > bike/elliptical. I’m also a big fan of row machines. How much room do you have? How often/intensely do you currently workout?
Make sure nothing is made of steel or iron. Drying cloths on them will cause then to rust!
Keep it simple to start. Power rack for sure. Get a decent barbell and a few hundred# of weights. You can get all the essentials done with just those. One add on that is cheap that I use a lot is my landmine and t bar as well.
Recommend bumper plates for a variety of reasons.
If you’re a big rower, I’m sure you know the favorite is concept 2.
Dumbbells will take a big chunk of change away unless you can’t get away with 5-50 for the bow flex ones or power block setups. Im not a fan of them, but might work for you.
Get some heavy duty horse stall mats
If you know you’re going to be lifting consistently, then I highly recommend rogue. Their stuff is quality. If you’re unsure or have a lower budget, you can get some great deals on Craigslist
I went crazy spent $4k on a rogue free weight setup for my garage. It’s awesome. Jury is out if 2 days on the weekend makes it worth it.
What’s your budget and what type of exercise do you enjoy? Also house or apt?
I’m in 3rd floor apt so I can’t get a power rack and Olympic bar yet. I do however have the bow flex 10-90 lb dumbbells and a bench which work for most lifts if you have proper form. I do recommend adjustable Cumberland and a couple adjustable kettle bells to save space
Also spin bike and/or rowing machine for cardio. You can get a high quality, mechanically sound spin bike for under $300 if you forgo digital readouts, on the other end is the $2000 peloton but it’s awesome. Disagree with E2 that a treadmill is better, I just go outside when I want to run

OP, PWC1 hit the nail on the head. This is critical when the primary use for your gym equipment is as a drying rack for wet clothes .
Thanks for all the suggestion! I'm in a 3 story apt and am planning to set up in the basement. I was thinking of starting light with a treadmill / elliptical and then slowly adding in weights and maybe a rowing machine. Any brands you recommend? Thanks so much!!
Just went through this but went the calisthenics route as I think that's optimal for maximizing strength to weight ratio and aesthetics. got a pull up bar, gymnastics rings, parallette bars, and a jump rope for a total of around $150. Also much easier come moving time. Still have a gym membership for weights though
