If anyone is familiar with California real estate/tax law and can advise on the below it would be appreciated.

I have an aunt (not married) who has a nice house she would like to leave to me since she has no kids. Home hasn’t been reassessed in decades so taxes are $3-4k per year even though the property is probably $2.5-$3mm now. Im trying to figure out how to avoid a reassessment and subsequent tax increase. Sounds like forming a joint tenancy and adding myself to Title won’t trigger a CIO.

Further, prop 19 restricts this to principal residence that the child moves in to. Smh, all under the guise of helping wild fire victims

I'm very surprised the town hasn't automatically reassessed. A few of my properties have auto reassessed given the rise of property values so now I'm paying over 20k more across the board as a result. It's not really fair given my assessed value could fluctuate given the nosediving property values.

What’s less clear is that, upon death when I become the sole owner following the dissolution of the joint tenancy, if this triggers a change in ownership.

Could creating a joint tenancy and subsequently forming an estate where our shared interest is transferred to an entity in the estate help avoid the tax assessments down the line? Any feedback on this would be very appreciated.

The tax refund I’m getting quoted on TurboTax and from my tax accountant is different ($1k difference) and idk what to do… I don’t particularly trust my accountant since he said TurboTax is probably wrong (how can a software millions use be wildly wrong). What’s the downside of filing with the one with higher return and taking it from there?
