If I found a home on my own, should I bring in my agent on the deal since he was with me from day 1 or do duel agency so the listing agent would get double the commission?

It’s no money out of your pocket. You might as well have someone help you filling the forms and be an advocate. Honestly, Zillow makes finding houses easy. The real value of a realtor will be on how they advice you during negotiations.

This is true. If you don’t bring your agent in, seller’s agent will get the full commission. Otherwise, it likely would be split in half with your agent. Now if you are a registered broker in the state (which I am surmising your are not, you could take half the commission yourself) but there’s no harm here to bring your agent in. And, if it doesn’t close, you’ll still need your agent.

If this guy put the work in to help you from day 1, you should absolutely include him

The listing agent’s obligation is to the seller first. So don’t expect to have much room for negotiation.

Is this your first house? Also, is this house on the MLS?

Do you have a contract with your agent? If so, you are obligated to bring him in (or at least to pay him a commission when you buy a house).

If you can successfully negotiate the price, the seller will save 3% of the sale commission if they work directly with you as the buyer. If you decide to include your agent, you’re not paying for their commission regardless . For first-time owners, sometimes it is good to have someone by your side during the process.

At what pt in the transaction is the furniture for a home sold/moved? Had a buyer walk the day before closing so a bit paranoid about this time around. With the last buyer, they were going inherit the furniture so this wasn’t an issue, but the new buyer does not want it so trying to have them allow me to sell it (for 2-3 days) after closing day so I’m not shit out of luck. The property is an airbnb, so if i sell everything and this new buyer walks, I’m screwed as i’ll have to pay $3400 a month.

Have to start the process of selling the house in a few weeks. I want the house to be sold ASAP but cannot move out until April 30th. Should I wait to start selling. House is in a very good condition and should get sold fast considering neighborhood house are getting sold in 2 days.
