If I found a house on the market, sent it to my realtor and asked if we can go see this property, he responded said it would probably be tomorrow, seller says it probably won’t pass inspections for financing so I say okay forget it because I think this realtor won’t be any value add since this is an investment property. He does go off and lists things that need work. Will he have probably cause to collect a commission if I go directly to seller with an offer?

No he won’t, because seller pays commission. But you might still have to deal with seller’ realtor.

If you are still holding GME what is your gameplan. I am down 50% and still hoping for one dead cat bounce. I was able to sale on this Friday some of my stocks I bought around 80. Now have remaining left at 120 average. Just waiting now for bounce to 100. How do rate locks work? I’m in NJ and I’m finding it so difficult to understand their fine print. No lender locks a rate here unless you have an accepted contract and further if that contract fails to close the rate lock automatically expires. We bought a 2bd condo 5-6 years back for 300k which has increased to 500k now - approx 10% annual return. Do not plan to sell it. Thinking of buying another condo in same complex for for 550k, which has appreciated in the value the same way.. 300k to 550k in last 5 years. At what pt in the transaction is the furniture for a home sold/moved? Had a buyer walk the day before closing so a bit paranoid about this time around. With the last buyer, they were going inherit the furniture so this wasn’t an issue, but the new buyer does not want it so trying to have them allow me to sell it (for 2-3 days) after closing day so I’m not shit out of luck.
