If I want to buy a house 2x value of my current house but want to wait 2-4 years, how do I best hedge against price increase? Assume I can afford it today but want to wait.

I am currently hired by google in mexico and plan on visiting some family in the US for a few months. I know I am in full compliance since I am not receiving any income from the US and I am paying my taxes in mexico but want to know if there is any other consideration I must anticipate? Would you recommend reaching to people ops or keeping it within manager descresion?

Technically, if you are rich enough, isn’t self-insurance the best option? Insurance companies have to make money by taking in more in premiums than paying out in claims, so on average the customer is losing money and has a negative (albeit stable) NPV on their insurance money. But if you had enough money to tolerate the risk of a unexpectedly high expense, wouldn’t it be better to not pay for the insurance?
