Have been shifting my investment towards consumer goods, and more defensive in anticipation of the current market climate. But still have some invested in tech through Etfs like VGT. But not investing more into it at this point

For longer time horizon, stick with high beta high growth stocks.

For near term protection, look up Treasury I Bond, paying 6%+ now and ~10% starting May.

How do you measure fire readiness when it Comes to real estate ?

My current + pipeline homes (2-3) year stats:
Purchase (10 homes) 4.3M
Down- about 25%
Market value- guess if 5.4M
Equity of 2.1M , net equity of 1.0 if exclude my down payments
Cash on cash isn’t best but about 4.5% ( lived in some of these homes)
Net income- 50k/yr

Clearly high assets and loans with small cash compared to current income but building wealth. How to measure fire - income? Wealth accumulation?

529 accounts. Who’s using them and how much are you trying to save per kid? I can’t decide if they make sense or not given the uncertainty of the future. We have plenty of regular savings. The question is just about how much to put into 529 accounts.

Hello! This is a long story, so I’ll try to keep it brief. I work for a very small supplement company - it’s myself (marketing/acct mgmt) my coworker (sales), and the owner. My coworker is struggling to complete his tasks/meet his goals, and the owner is coming to me about angry clients. I have an interview tomorrow with a recruiter for a federal contractor agency. The position is a data entry support (hybrid) for a bank. They explained the salary $18 and some change, presented benefits, and surface details in the job.

My last full time job paid $21 with an inconsistent schedule while this one is technically salary with full time hours.

I moved to my current company just a month back but Amazon process was in progress, so leaving in probation. I don't think they considered TC of my current company (17 LPA from 7.5 LPA) as it's been just a month. Any views regarding the offer and TC offered.

So I’m only contributing to 401k enough to get employer match, and I’m saving an additional ~20% and putting 90% of that into my vanguard mutual funds. Reasoning is that I don’t want to lock away all that money maxing out 401k. Have 3 months expenses liquid in a savings account. Is this really dumb? Essentially trading tax for the option of actually using my money.

Is there anything stopping someone from opening and maxing multiple 529 accounts per year to maximize tax deductions? In VA the limit is 4K per account but accounts are transferable within immediate family so theoretically one could open accounts for multiple recipients and merge them to one later, right?

🐠, how do you feel at ease enjoying the luck you’ve had and the fruits of your labors? I’m 28, single, and by all accounts financially thriving - on my way to $200k+ in income for 2022 and have a ~$300k net worth. Additionally, I happen to be the only child of well-off parents.

However, I’m tortured by a slow start to my career that led me to bleed cash for years to live comfortably (no roommates, travel, going out) and the loss of 80% of my parents’ money relatively late in their lives.

Let’s say you have $200K in cash, $100K in student loans at 6%, $10K in auto loans at 4%. What would you do? Pay off all debt asap with cash, invest remaining cash? Refinance all debt to lower interest rate and invest all cash? Any other ideas?
