I'm 33yo, 220k TC, work in US on a visa and have been investing for 1.5 yrs. I max out my 401k, invest 40% of my pay per month mostly in ETFs, and have some money in HSA. The goal is to get to 43y with 2M (and hopefully a green card from the US govt). However, the current investment levels aren't getting me there.. there's about 1M gap between where i want to be and where I realistically would be in 10y. Any ideas on how to bridge this gap other than increasing investment levels to 75+% / paych?

Increase compensation over 10 years and continue living at the same level. Invest the increases.

REITS would be good to diversify some out of your 40% that goes towards your ETF(especially ones that have a high dividend yield$, but MA1 is most likely referring to buying properties. Renting is my preferred choice, letting someone else pay the mortgage while you reap the benefits of the increase in property value.

You’ll make that 2m pretty easy at your pace.

It's pretty impossible to forecast your future investment returns in the shorter term. (Who really predicted in Mar 2020 that the S&P would be up 40%+ for the year?!) Keep your savings rate high, optimize where you can (401k max, hsa max, Roth IRA max). I've always tried to put 5-10% of my investments into higher risk investments, and the other 90% in basic index funds, and that's generally worked out well and kept my mind busy having fun with the small percent to allocate towards longer shots.

To me, I'm interested to see whether the 2020s revert back to the growth of the 2010s, or whether inflation and higher interests will slow growth and keep equity returns flat for an extended period of time.

Simple answer is that you probably won’t make 2m if you’re starting from zero.
You could take more risk, eg with leverage but then of course you might fall far short.
Some other possibilities:
Increase savings
Increase your salary
Start a business

Thanks for the perspective, vp1. I have about 300k ish right now between 401k and personal investment accs.. so have a bit of a base to start from. That being said, i agree with the options you laid out.. trying the 1st 2. The 3rd one unfortunately isn't an option for me since I'm on work visa and am legally not supposed to be drawing income from any other ventures (except investment).

After 7 years of actively managing my portfolio I have concluded that simple boring index funds are way to go.
