Otherwise, people do pay the fee
No I never paid a brokers fee
That broker’s fee is such a scam 😔 I thought they got rid of them or at least caped it a lower rate. 🤷🏾♀️

I’ve absolutely refused over the duration of my time here. No chance I’m paying someone 20% of the average yearly salary in the US just for being the gatekeeper to an apartment I found myself.
Hard to avoid. No fee apartments have had higher rents so the owner can cover the fee. Even apartment buildings are charging it. I got one down to 11%. Sucks but hard to negotiate with demand as high as it is

When I was an agent most would take 12% if the client asked, worth a shot if you really want the apartment!
We only lived in brand new apartment buildings (3) around NY and never paid a fee.

I negotiated down to 10% after never paying before. But every good apartment i saw was with through a broker and i couldn't escape it. Still pissed about it.
If you are looking at luxury rental buildings, no need to use a broker. Plenty of luxury apartment landlord companies have their own agents. Rose Associates, Glenwood, Brodsky, BLDG, Solow, Milford Management all examples of this.
