I’m going to be borrowing $100k from a family member for a real estate venture. We want to tie the interest payment to an inflation index. Any recommendations on publicly available indexes to use? I thought CPI-U but that’s not really a valid index for RE.

My late grandmother’s house was willed that it be sold and 1/2 would go to my dad and 1/2 split between my aunts. My aunt is executrix. House was sold in 2019 and my aunt claims proceeds haven’t been divided because she is still paying taxes from the sale. Is she lying and trying to wait as long as she can to pay out the funds? My current CTC was 12.6 LPA and after switch, I got 32.2 LPA (30 fixed).

I have a lot of student debt from law school. I’ve refinanced a couple of times and received the best fixed rate available, but I’ve seen others refinance with a variable rate which of course is lower. I’ve read some other comments of people refinancing at a super low variable rate....isn’t this risky? Of course I am afraid of going variable and then the interest rates going up a lot. Im 35. Considering to start investing in Real Estate this year. Looking to buy 1 property to start generating cash flow, but most importantly, long term equity. No plans to sell. Condo or Single family residence. Considering booming areas like Austin, Vegas or somewhere with potential to grow. Will need local help, since I don’t live there (realtor + property manager). Already have 20% down, but considering putting less. All closing fees are also covered. Is this a good idea or should just wait?
