I’m looking at a master bath renovation this year. Not moving any fixtures but more of a facelift. What are your best tips to save money?

Floor and decor for tiles. Fixture brands don’t matter that much. Slabs are cheaper to install than tile. Warehouses for cheap slabs. Don’t spend thousands on a freestanding tub.

Don’t cheap out but be smart. A great plumber is where you start. Then electrician. Lighting can make a huge difference. Try console or pedestal sink for a nice look as built in cabinets are pricey and can look generic. Unless the tile is hideous or damaged don’t replace it. A new shower head upgrade is a really nice touch. Buy a good toilet, Toto makes nice ones - go for the two peice version and you’ll save a couple hundred. I bought a $3000 Waterworks sink off a neighbor for $100 who posted on Facebook when he was renovating. Pick a style you like and search from there.

IKEA actually has good bath room stuff and can help you plan it/design it.

If this is just a facelift project, consider it an opportunity to learn some DIY skills. Start with small things, like re-painting or staining your cabinets, and move on to bigger things like wallpapering and backsplash tile. Gotta start somewhere!

Luxury vinyl tile can also be a good option - way cheaper than real tile

In bathrooms, it’s really better to stick with real tile.

Look for an architectural salvage place nearby. You'd be surprised how many light fixtures, hardware sets, etc you can find in excellent condition.

False. I've gotten quoted 30k+ on master bath remodels. Ended up spending under 20k. Hcol.

Ever since I got fired recently from a job. I have found that I just don't have the same passion and flair like I used to. I used to be so bright eyed and fluffy tailed, full of vigor and ready to tackle any challenge. Even going so far as to stay up 22-23 hours to complete tasks 3 days out of the week. That's how badly I believed in what I was doing. I learned everything in a month and worked my ass off. But hard work wasn't enough. They chopped me off and I've never felt the same ever since.

My lender is not including property taxes in escrow. Should I request that they be included or why would they not include it in escrow? I thought it was recommending they be included.
