Have seen some commissions drop to 2% or 2.5% each side (so 4% or 5% total). Just know that some realtors won’t show their clients units with reduced commissions. As shitty as that is, it’s a thing.

I think 5 is possible. 4 might be a challenge. What private range is the condo? Easier when you’re talking $1m+

It’s tougher to get them to agree to 4-5% as the overall amount is low compared to the large homes but it doesn’t mean you can’t try. It’s a sellers market so they may just really want the commission and see it as easy money in this market.
Look for flat fee realtors like Clever or low fee realtors from Redfin. A traditional realtor probably won’t be interested in lowering their commission, but if your place can practically sell itself might as well spend less money on non-traditional.
Can you please explain why you think it’s reasonable to have a realtor lower their fee??

If Redfin services your area just sell with them. I've bought and sold two homes with them and have always been happy to very happy with their services. IIRC commission is something like 1.5% to sell or 1% if you buy the next property with them within a certain period after.
I talked my guy down to 5% total (2.5% buyer 2.5% seller) no questions asked. That is the standard in Chicago right now. Inventory is low so you bring a ton of value as a seller.
