I'm thinking about buying a mixed use property - one building, b&b on one side that I'd turn into my primary residence, and a restaurant and 1 apt on the other.

Would this still be a commercial mortgage because of the restaurant (already rented), or also bc of the apt?

My goal is to really just live there - the two rentals may cover most of the total mortgage but probably not worth it for extra mortgage interest rate and insurance cost. But also don't want to kick out a small business. In PA
