I'm working with a couple of clients that always want to look at home I know they couldn't afford. Should I try and set up tours or just talk them out of it?

Just be honest. When this happens to me I try to use numbers to back what i am saying so the client doesn’t feel like I’m only offering my opinion. Show them data of avg. sale price in the town or the % of homes in the town that are selling for 100% or more of the asking price. If they see that the home at the top of their budget is not going to go for less than asking they will begin to realize it’s unattainable. Its a waste of your time to show them something out of budget don’t feel pressured into doing it. Be firm & come to conversations with knowledge -you will earn their respect!

Have them talk to a mortgage professional, such as myself, who will pre-approve them and let them know their maximum purchase price, options, down payment, monthly payments, etc. That way you do not have to explain why they can’t look at certain homes. They will simply know they do not qualify for a home over a certain amount.

I would show them the home and help them find a way to qualify to buy it😉💰

I would rather talk it out with them. It is better to avoid wasting everyone's time. Talk to them some alternatives and give them very good suggestions that they may want to consider.

I'd still show it to them. Well, that's the least we could do. I know they cannot afford it but it is still our job.

Talk it out with them. I know for sure that they are also aware of their financial status. That would save you from wasting your time and energy.
