In a long term rental, is it common to put in a clause that says the tenants should get the place cleaned quarterly or something?

I'm renting out my place, a new construction that hasn't been lived in, and want to mitigate it being a total train wreck at the end of the lease in case they are messy.

Thoughts or suggestions on how you all handle this?

Furnished or unfurnished?

In an unfurnished rental, it’s very odd. I have a non refundable cleaning fee and a refundable damage deposit equal to one month rent.

In a furnished rental, it is not uncommon to require a cleaning, but you should pay for it as a landlord.

In both scenarios, the same expectation goes for landscaping / snow removal / pest control. If you want it to happen, you have to pay for it.

LOL “in case they are messy” dude, you’re not going to be able handle being a landlord. Depending on the state you’re in, you can’t charge a cleaning fee or deduct from a security deposit for wear and tear. Some state laws require the tenant to leave the apartment “broom swept” which doesn’t require them to mop, dust, clean toilet, stove, wipe counter, or anything. A tenant with half a brain cell can take you to court for attempting to charge them for “being messy” and have you fork up a month of rent and their lawyer/court fees. Also, you can’t just drop by to “check” how messy they are. Unless it’s an emergency the tenants can tell you to eff off, you have no right to enter their premises.

My lease includes. The Parties will comply with standards of health, sanitation, fire, housing and safety as required by law.
Clearly if it’s a mess or damaged when they leave, they are liable for that. However, I understand that the damages could exceed the deposit.

Not common

Stop by the place and check how clean the renters keep it. If they are slobs try to get ahead of that. Put a clause in contract about cleaning.

I had friends with rentals that told there renters they were sending cleaners in or threaten to evict cause the people were slobs!

Kept many security deposits due to lack of cleaning but doesn’t really cover the damage that can be done over time from slobs. Especially slobs with pets and cook foods with alot of oils!

Another reason you should accrue a percentage of the rent you collect every month.

You’ll need to give notice in most states to enter the unit

I’ve rented out new construction before and distinctly remember handing over the keys to my tenants and saying “take good care of my baby!” But from that point on, don’t be that landlord who oversteps boundaries…the tenants who are renting new construction are generally paying a premium and not going to leave piles of trash behind…chill out!

I recently bought a house (In my hometown), I am not staying there. It is currently on rent. I am getting Rent as 50% of the total Home loan EMI of that house. And it is equivalent to the rent that I am paying at my current location in another city.

Question is: Should I do yearly loan prepayments from my annual bonus to reduce the EMI amount or should I keep the loan going as it is and invest yearly bonus in share market or gold.

Any other approach to get good outcome?

Hello folks, I joined Harman on 3rd Oct with a total ctc of 27lpa but I got a higher total ctc of 29.5lpa on Monday. I asked the Harman hr to reconsider & revise my ctc & either match it or provide a JB. Hr told me that she sent my case for a JB request but it has been denied it seems. The housing market is not going to crash simply because interest rates are rising. This will on temper demand, and slow the price appreciation of homes. Yes some markets will see price declines, but this will not be a repeat of 07/08. Market fundamentals, and basic lending practices are much different than they were back then.

pros/cons of buying a (pre-war) condo in nyc from an investment standpoint? building has great financials, well constructed and maintained, under ~$600 sq ft., good size, 3.25% rate. cons: in an up and coming neighborhood of brooklyn, so only a handful of restaurants + cafes nearby compared to more bustling parts, needs a full kitchen reno, one bathroom only (2 bed/1 bath). will be my primary residence for the foreseeable future, but hoping to build equity to buy a bigger place down the line.

Just bought a new primary residence that needs work. Current home has ~$100k equity after buying in 2019 with <$20k down (appreciated around 20% in the last 3 years, in a major metro area). Would you:

1) Lock in the appreciation & sell now. Use some for renovations/other investments.

2) Keep for another 2-3 years & rent out for a small cash flow (<100/month if self-managing), get a HELOC if needed. Note it would not pass my investment criteria if buying today.

3) other approach?
