Hello folks, I joined Harman on 3rd Oct with a total ctc of 27lpa but I got a higher total ctc of 29.5lpa on Monday. I asked the Harman hr to reconsider & revise my ctc & either match it or provide a JB. Hr told me that she sent my case for a JB request but it has been denied it seems. I told her that I want to speak to her manager & request to reconsider either my ctc or provide me with a JB. Please advise on how do I proceed on this request. Any suggestions would be helpful. TIA.

Furnished or unfurnished?
In an unfurnished rental, it’s very odd. I have a non refundable cleaning fee and a refundable damage deposit equal to one month rent.
In a furnished rental, it is not uncommon to require a cleaning, but you should pay for it as a landlord.
In both scenarios, the same expectation goes for landscaping / snow removal / pest control. If you want it to happen, you have to pay for it.

You’re right. But cleaning fees are usually allowed
LOL “in case they are messy” dude, you’re not going to be able handle being a landlord. Depending on the state you’re in, you can’t charge a cleaning fee or deduct from a security deposit for wear and tear. Some state laws require the tenant to leave the apartment “broom swept” which doesn’t require them to mop, dust, clean toilet, stove, wipe counter, or anything. A tenant with half a brain cell can take you to court for attempting to charge them for “being messy” and have you fork up a month of rent and their lawyer/court fees. Also, you can’t just drop by to “check” how messy they are. Unless it’s an emergency the tenants can tell you to eff off, you have no right to enter their premises.
Also, if it’s brand new construction your probably charging a premium for it! You want your cake and eat it too. Gtfoh!

My lease includes. The Parties will comply with standards of health, sanitation, fire, housing and safety as required by law.
Clearly if it’s a mess or damaged when they leave, they are liable for that. However, I understand that the damages could exceed the deposit.
Not common
Stop by the place and check how clean the renters keep it. If they are slobs try to get ahead of that. Put a clause in contract about cleaning.
I had friends with rentals that told there renters they were sending cleaners in or threaten to evict cause the people were slobs!
Kept many security deposits due to lack of cleaning but doesn’t really cover the damage that can be done over time from slobs. Especially slobs with pets and cook foods with alot of oils!
Another reason you should accrue a percentage of the rent you collect every month.

I’ve rented out new construction before and distinctly remember handing over the keys to my tenants and saying “take good care of my baby!” But from that point on, don’t be that landlord who oversteps boundaries…the tenants who are renting new construction are generally paying a premium and not going to leave piles of trash behind…chill out!
