In the current climate, do you recommend buying a house or renting one (to wait for prices to drop)? Atlanta market.

Rent

Prices haven’t changed much, house prices are still very high. Rent is way to go until EOY

Keep an option to build one. You can always start exploring it and pull the trigger on the final price when you feel comfortable

Depends how liquid you are

People with yards, how often do you take your dog(s) on walks?

We have 2 older dogs (7-8yo) and about to move from our apartment to a townhouse with space for them outside. In the apt, we’d do 3 walks a day - 2 long (1-1.5mi) and 1 bathroom break before bed. I’m wondering what to expect with the shift to yard life. TIA!

Anyone with experience going from in house to BL? I’m in tech (M&A, debt finance, securities, general corporate) with 9 YOE but not getting bites when applying to the next tier of jobs at other tech companies. Thinking it may be due to lack of law firm experience and wondering about trying to go to a firm for ~3 years to check that box. Feedback welcome.

Been having trouble moving on since girlfriend ended relationship 3 weeks ago after 2+ years of dating. Before ending it she came over 3 weeks prior to basically give me a chance to work things out and we had a good discussion but then I went back into our routine and didn’t really fight for it or have serious follow up convos that we needed. Now I just have so many regrets that I let her go. I know we still love each other and left on “good” terms but can’t forgive myself for my lack of action.

We own a rental property that has appreciated quite a bit and have the opportunity to do a 30-yr cash out refi at 75% LTV that would leave us with about $200,000 at the end of the deal. Rent currently wouldn’t cover the costs and we’d need to deploy the cash and earn about $750/mo to break even. We’d ideally like to use the money to invest in other property and syndicates. Seem like a good idea? Not sure if we are over leveraging ourselves and it’s worth the risk.
