Check out the last long term period of stagflation. Property prices lagged behind most other goods in price appreciation.

Value will simply falter in a high interest rate environment. You better hope you don’t get Paul Volckered to 10%+ rates.

If you need money in 1 to 3 years, maybe not.

In 3 to 7 years, you should be fine.

If you have a 3% mortgage, inflation is good.

It depends - monthly costs of ownership will also rise - specifically energy, possible debt service if you have an arm, maintenance costs etc

We have fully renovated our house, now nearly everything is new. new windows sidings all interior finishes newly expanded yard etc. we are on market for a while now and haven’t received an offer we wanted. Feedbacks are no grass in backyard and price is high in the neighborhood. However almost none of our neighbors’ house have been renovated like ours and our appraisal came higher. Hi all, looking to buy a fourplex in Austin TX. Off market they will accept $625k “as is”. My only financing option is fha it seems since I don’t have 15% down. Current rents are $4300. I’ve been reading some articles making a case for lower rates in 2023… obviously no one knows but does anyone agree/think it might be lower next year?

Curious about thoughts on on discount points (I think I’ve already read every article on Google). I am refinancing my personal residence (future rental) as well as a rental property. The mortgage brokers discourage me from spending a ton on points (rolled in, not up front). In some cases, it’s a 16 year break even. I get that’s a very long time to break even, but I have no intention of getting rid of the properties and doubt rates will drop much below current. Max breakeven point for you?

Need some advice here. Option 1: rent a condo for 2600 a month. Option 2: pay 2600 in mortgage/month, but I can only afford ~5% for the down payment. How do you judge a low ball offer with how the market is changing? Earlier this year, you would look at comps and say this is the value. Now with rates going up and people pulling out, how do you justify the value? (View point from the buyers end)

One item borrowers shopping for mortgages get too caught up in is rate. Most borrowers don’t know how to read a loan estimate and get taken advantage all the time. Just because a lender/bank offers you a low rate doesn’t mean it’s best deal. Most cases, especially now since rates have gone up, you are being charged points for some of these lower rates in the 4s.
