I am 38 and only have 200k in 401k. I started late and made some bad investments and lost about 150k in options in 2021.Is there any hope left for me for FIRE? Now I am doing DCA to VTSAX but markets seem all time high. Looking to buy investment property but feels like I am buying on top of the cycle. Any suggestions on path forward?
Any advice from a soon to be landlord?

During these times - I would save money. I am trying to move away from subscription style businesses.
While I typically don’t splurge on hyped up stuff, we did get the peloton because:
1) can’t go to the gym right now; cancelling those memberships anyways as this is more convenient
2) the instructor-led stuff makes it easier for me and my wife to get it done after a long day of work, baby time, dog walks, yard work, etc. vs. trying to find the motivation to do a self-guided workout
3) the fact that it sits in our bedroom is a constant reminder of the significant expenditure and makes me feel like I need to use it enough to substantiate the cost
If you are the type that has to have the instructor led experience, I suggest buying a much cheaper spin bike (I have the Schwinn IC3) and do the peloton app.
My wife and I just got one last week and we love it. I was hesitant at first dropping $2500 on it during these times but they have a payment option for 0% apr so we went with that. When things go back to normal I'll pay it off as I hate having payments for things I can afford.
I love my peloton. Have seen significant improvements in my fitness. I want to FIRE to travel and what good is traveling if your body can’t keep up with what you want to do.
Monetarily speaking: it’s cheaper than many gyms even if you do 0% financing ($95/mo for the bike and subscription financed or $39/no for just subscription). It should also be noted I’m not in the group of individuals looking to FIRE strictly by wheedling down my living expenses but definitely cognizant of subscription drain and living expenses
Love love love my peloton. Keeps my mental health during these times and was great for squeezing in a quick workout in the mornings or at night when previously in the office. When traveling I used their app a lot to do quick workouts from the hotel.
Depends where you live. Can you ride outside?
Personally, I'd just save the money and do Calisthenic workouts. You don't need to over-complicate exercising. If you look at military bootcamps, particularly those in the United States, the core exercises in their bootcamps involve simple calisthenic exercises (pushups, pull ups, squats, etc.).
