Is anyone here familiar with an investment calculator that allows you to change the amount you invest each year? For example: invest 20k at age 25, 40k at age 30, etc.

If you want something right, do it yourself compound interest calculator !!

I use Vanguard for my 401k and Roth and there isna retirement calculator there. It auto populates using a lot of your data already set up in the account but lets you modify assumptions (ie estimated return rate, retirement age) as needed

Husband & I bought a home in DC suburbs Apr 2021. Buyer’s remorse because my job became indefinitely remote making it hard to build a social life here - 1/2 our friends moved away in last 1.5 years. Thinking of moving to PA in 1-3 years where we have friends & family. Do you recommend renting out our home? Or sell it for nest egg after 2 yr mark to avoid capital gains tax & potentially just before the real estate peak (maybe 2025 if 18 year cycle+2007)? Husband wants to rent it, I want to sell.


Need some FIRE advice please. I am currently 25 M, with 125k in savings across my 401k/ESPP/Personal Brokerage Acct. etc. I have no debt. Base salary of 125k with up to 25% bonus.

I contribute 20% to my pre tax (employer matches up to 6%) and 5% in my Roth 401k and 10% in my ESPP. I keep only what I need in my checking to pay rent and have some fun on the weekends, but all relative would you say that I am allocating my funds correctly. Huge believer in value investing and compound interest.


I just hit my lean fire number but am hesitating to pull the trigger, so was hoping to run it by people smarter than me:

- I have a few rentals that bring in ~$1800/mo cash flow, taxes are negligible, Capex incl.
- My paper assets will bring in ~$1200/mo at 3% draw
- I get free Healthcare at the VA
- No plans on kids
- My expenses haven't topped $30k/yr ever
- I could always reenter the workforce if needed (albeit probably not in consulting)

Please point out the flaws here, what am I missing?


First time home buyer -

1. looking for guidance on how to find credible mortgage lenders and how to shop/negotiate interest rates as well as the loan amount

Is contributing to an HSA better than a taxable brokerage in CA?
(where HSA contributions and gains are not protected from state tax)

Or only superior if I avoid taxes in HSA via Treasury notes/IBonds?


I am 37 and just started aggressively saving 4 years ago (beyond maxing my 401k). I have around $500k in retirement accounts and $350k in savings and investment accounts. About $200k in equity in my house (half paid off). Beyond maxing my 401k I have 6k/month I save/invest. Ideally want to retire in 8 years (45). What are good options to do with the 6k/month? Right now I just blindly buy mutual funds.
