Woof. I’m a senior associate at a new firm working with another senior in a different group. I don’t know his particular year, but I’m senior enough to know he’s either +/- 1 year from me. My current title is Buyer. I handle the purchasing of the larger categories of direct materials and train any new Buyers. I also manage outsourcing and quoting of raw materials for new business, among other things.

I am looking at taking over capacity planning for manufacturing, while keeping my previous responsibility.

What could I suggest for a new title/promotion? There isn't an existing position that I would be filling, and I want to show career growth on my resume.

Now that our summer trip is booked, I officially have 5.5 months to drop 15lbs (I gained like 5lbs over the last week due to moving and eating out as we have no food, otherwise the goal would have been 10). I’ve done keto, one-meal a day, IF, etc. type “quick fix” diets that have gotten results but they’re not sustainable long-term. Wife and I bought a house at $445k in Arizona this past summer. We’re wanting to stay in it for 5-6 years and move into one of the many new builds in the area. I’m looking down the road at $700-$1m and trying to figure out how people own these houses. We bought a 2bd condo 5-6 years back for 300k which has increased to 500k now - approx 10% annual return. Do not plan to sell it. Thinking of buying another condo in same complex for for 550k, which has appreciated in the value the same way.. 300k to 550k in last 5 years. Not sure how far it can grow... but have had decent returns so far. Should we wait or pull the trigger?both are investment properties.

Is $7300 to do my floors for 1.5k sq ft a good price? It’s to install LVP on 500 sq ft and then refinish and stain for 1000 sq ft.

How do rate locks work? I’m in NJ and I’m finding it so difficult to understand their fine print. No lender locks a rate here unless you have an accepted contract and further if that contract fails to close the rate lock automatically expires. From a financial standpoint in this market, which would be a better approach in Austin -

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

2. Buy a ~5-550k house that’s not ideal with the plan of moving into an ideal home in 4-5 years when kid is ready for school.

How easy is it to get a mortgage for the second home?

Buying our first home, 140k salary, budgeting 300k-350k home. Reading a lot about how real estate market is at an all time high, so truly worried we will buy and in 2 years prices will drop by 20-30%. But we have to live somewhere, and if we are renting, then the same high house prices are reflected in our rent and we are just paying off someone else’s mortgage? Your POVs are much appreciated!

What are some of the hardest lessons you learned investing in real estate?

At what pt in the transaction is the furniture for a home sold/moved? Had a buyer walk the day before closing so a bit paranoid about this time around. With the last buyer, they were going inherit the furniture so this wasn’t an issue, but the new buyer does not want it so trying to have them allow me to sell it (for 2-3 days) after closing day so I’m not shit out of luck. The property is an airbnb, so if i sell everything and this new buyer walks, I’m screwed as i’ll have to pay $3400 a month.
