Is this a good time to look at investment properties for long term rental or better to wait? Would like to hear from other investors on how they’re approaching this market.

I think this market is all about risk tolerance (and cash on hand). The high cost of borrowing will make it difficult to find cash flowing properties, and it seems like most deals will come from buying marginally cash flowing properties for 60 cents on the dollar. Our approach is to make our operating systems as efficient as possible and save aggressively so we have cash on hand to take bigger risks in a falling market while managing well.

TX Property Help:
I have new tenants at 1 of our properties in TX who have placed official maintenance requests for every little thing wrong with the house. (all the way down to loose screw on the toilet paper holder, gap in the front door weather stripping etc.)
Their lease started Apr 9th, but they didn't send the Condition Move In Report back to me until May 17th.
Any recs on how to legally reject the requests? What items don't I need to fix, and how to deny them w/o pissing off tenants?

Do you recommend getting appliances home warranty (ie American Home Shield) for rentals or do you deal with maintenance issues as they arise (I’m thinking appliances, AC, garage, etc...)? For reference, American Home Shield warranty charges ~$50/month and ~$125/service order!

For any of you real estate investors, what tools or sources did you learn from when getting started. Can’t find a mentor currently so want to find some highly recommended books or videos. If focused on the tri-state area (NY, NJ, Long Island mainly) that would be even better. My hope is to buy and rent out a apartment while also owning a house and house hacking that by renting part of it out. Trying to understand all the steps, traps, and how to find if it’s a good investment.
