Is it advisable to pay off a property rather than take loan and pay mortgage?
I am unsure of paying off a property that I recently bought because I will have to put most of my savings into this one investment.

I mean depends on the rate, but I’d say almost always “No” - instead of paying it down, invest the difference and get an 8-10% return as opposed to paying down a 2.5-5% debt.

Is this commercial or personal? If commercial, no. Personal, it depends on how long you want to stay, etc. And you need your savings in case something happens.

Bought a house in 2018 for 75k and put in 25k. It appraised for 167k, but with the market it’s just sitting (99days, one offer that backed out bc they lost funding). Can someone please explain what type of life insurance I should be purchasing? I’m setting up life insurance trusts for my wife and me and now need to purchase the actual policies. We bought a 2bd condo 5-6 years back for 300k which has increased to 500k now - approx 10% annual return. Do not plan to sell it. Thinking of buying another condo in same complex for for 550k, which has appreciated in the value the same way.. 300k to 550k in last 5 years. Since covid started I’ve been working with a team of doctors and scientists to develop a self contained rapid antigen test. Trials run by the cdc and NY health and hospitals have shown it’s as reliable as a pcr test but results come back in 15 min. I have over 12 years in B2B sales/sales management experience along with a graduate degree. I have read all the books but want some hands on experience on the property management side. From a financial standpoint in this market, which would be a better approach in Austin -

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

2. Buy a ~5-550k house that’s not ideal with the plan of moving into an ideal home in 4-5 years when kid is ready for school.

How easy is it to get a mortgage for the second home?

At what pt in the transaction is the furniture for a home sold/moved? Had a buyer walk the day before closing so a bit paranoid about this time around. With the last buyer, they were going inherit the furniture so this wasn’t an issue, but the new buyer does not want it so trying to have them allow me to sell it (for 2-3 days) after closing day so I’m not shit out of luck. The property is an airbnb, so if i sell everything and this new buyer walks, I’m screwed as i’ll have to pay $3400 a month.

Went under contract on a house and the appraisal came back $125K higher. Feeling SO good about this deal we’re getting! 🥳
