Is it advisable to rent out a furnished place? Or go with Airbnb? I want some stability and don't have a ton of furniture, but enough that I don't want to sell it or move it. Any advice? Is it more troublesome to manage and do you find renters are opposed to it mostly?

Fishes, I need some advice. After 8 years in aviation I like to pivot back and work again in Real Estate Investment, preferably for a REIT. All my education is international in legal, RE, taxation and I have 8 years work experience. Question: we’re in the process of closing on a personal home that’s a new build. If we use the preferred lender, we get $5k in closing costs. Can I close with the preferred lender and turn around and refinance with a different lender? Will I have to pay closing costs again?

In a long term rental, is it common to put in a clause that says the tenants should get the place cleaned quarterly or something?

I'm renting out my place, a new construction that hasn't been lived in, and want to mitigate it being a total train wreck at the end of the lease in case they are messy.
