I see why you say that, and I see that you even did the math…the inherent problem is margin calls. You’re saying, for example, that you have $500k invested with Interactive Brokers, why don’t you just take out $500k in cash to buy a home for like 2%? You see, even in just the past 15 years, there were three times you would have been called away and would have lost your home

You couldn’t borrow the full balance… prob half if that. Then taking say 50k or so against the 500k should be fine and is how the wealthy manage their money

Help! Last minute trip to Hawaii, want to use points. Have about 250k points thru both Chase and Amex (each). Also have Amex Plat.
- Chase is running 1.5x points to transfer to Bonvoy right now.
- Amex has basically the same deal as Chase - every 2 pts transfer to Bonvoy for 3 pts (am I doing the math right?)

I’d like some help evaluating the best deal. Airbnb potential house/ back house in Texas (furnished for $570k) Airbnb would break even (~3600)and most of not all of mortgage while I live in the back unit. Is there an easy/efficient way to figure out how much you've contributed to vs earned in your Roth accounts? I started contributing >20 years ago to my employer's Roth 401k and have rolled it over to a Roth IRA and moved it between multiple custodians, e.g. Fidelity, Vanguard, UBS, Personal Capital, etc. It is unclear to me how much I contributed vs how much I earned by investing it.

The purpose of doing this is I want to use $10K of it, but want to prove that the $10K is from my contribution.

Anyone ever leave for a chiller role then regret it? I did three years in Consulting then went to PE. After a year in PE I came back to Consulting because the stress/culture of the fund I joined was far worse than I expected. Yay or nay. 675k rental investment home. Tenants pay 4350 leased for another year. House is pretty decent - no major issues or fixes. Some simple cosmetic changes can increase value. Decent area likely to appreciate. No HOA and we do our own property management. Doesn’t hit 1% rule buttt expenses will be fairly low.

One way to invest in rental properties is paying the downpayment and any renovation costs using saved up cash. I know folks also use HELOCs. So you'll end up with 2 loans. When do you pay off the HELOC? Personally I dont think taking out a HELOC is a great idea. What other strategy do you use to invest in rentals?
