I don’t think an email would be unprofessional in that situation. However, I’d write the formal letter and email it to the neighbor with a hard copy to follow, so the neighbor can’t claim they never received the correspondence. That’s more CYA than professional vs unprofessional.
I'd say letter for a first communication to potential adverse party. Emails to Consumers from strangers are often flagged as spam, and some people just don't check their personal email that often.

In my practice there is little difference between an email and a letter. Most agreements today provide alternative methods in a notice provision. I am a trial lawyer and I rarely receive standard or fedex mail
Pick up the phone first. Establish a rapport. Real estate agents don’t read, they talk. And they don’t get paid for their time so they hate wasting it reading crap from lawyers.
But they’ll read something from someone they know. Especially if they think there’s $ in it somewhere.

Email should be fine but attach letter as pdf to the email and then also mail the letter directly.
100% I would email. I hate getting letters, especially in COVID. I have to guess whether or not it’s sensitive and if it’s not, have the assistant in the office open/scan/send it to me, or mail it to me if it might be sensitive, or go in to the office and get it.
Emails I respond to right away. I just got a demand letter that the attorney clearly thought that I would prefer a formal letter. The letter landed in the wrong department, got opened by the wrong people, then handed all over the place before it finally got to me... wasted a ton of time on an issue that took not even 15 minutes of my time to straighten out once I finally got the letter and the other attorneys email address.
