I think a 7% p.a. increase may be expected, and this is what I have heard, for rental agreements in Bengaluru.
You may negotiate the percentage accordingly with your house owner

Actually it has increased, i was seeing some flats with advertisement of say 80lak for 2bhk now builder asking 97 lak saying those were old rate. All rates are revised as there was not much new construction between due to covid, once which started before covid are now giving flat handover.

Rate increased, emi increased so rent will increase as flat are not very profitable assets in short term.
